Local knowledge

Building in Rancho Santa Fe

Outdoor kitchens on Rancho Santa Fe estate properties tend toward the full cooking-wall end of the spectrum rather than a simple BBQ island, since the lot size and existing landscaping usually call for a structure substantial enough to anchor its own zone of the property. Utility runs, gas, water, power, sometimes travel further here than on a standard suburban lot, and that distance gets factored into planning from the first site visit.

Because many Rancho Santa Fe kitchens sit within a larger pool surround or entertaining area, the design has to account for how people actually move between the pool, the dining area and the kitchen itself, not just where appliances fit. Covenant design review can apply to visible new construction on estate lots, so confirming current requirements for the property early keeps the kitchen design and the rest of the outdoor program moving on the same timeline.

We had a GREAT experience with Sunny Builder's Group! From Rachel, our first contact, to Roei and his crew of workers, these folks did an amazing job accommodating us on short notice and transforming our side yard into a beautiful outdoor living space. They completed the job in only 8 days, from first call and appointment to assess the project, to finishing the job! Roei and his men were honest, professional, and paid great attention to detail in creating a lovely functional area for us to get the most out of our small yard. We would highly recommend them for any job, large or small and will definitely contact them in the future for additional projects!

Sunny Builders completely transformed our front yard from a high maintenance, high water consumption yard to an absolute drought tolerant, dream garden space. From concept design thru implementation to completion it all came together beautifully. The attention to detail of plant location, irrigation & drainage needs was far more than I expected. The crew arrived right on time every single day, worked incredibly hard, and treated our property with total respect. They even cleaned up the work area completely before leaving each night. The entire project was completed on time & on budget. We could not be happier and give them our highest recommendation!

Frequently asked questions

How big should an outdoor kitchen be on a Rancho Santa Fe estate lot?

Larger than a typical suburban BBQ island, in most cases, since estate properties usually have the space and the entertaining needs to support a full cooking wall with bar seating. We size it to how you actually host, not just the available square footage, during the on-site consultation.

Does an outdoor kitchen on a Covenant property need design review?

Some visible new construction within the Covenant goes through a design review process, and requirements depend on scope and location. We confirm current requirements for your specific address as part of planning so the kitchen design and any needed approval move forward together.

Do outdoor kitchens need permits in San Diego?

Gas and electrical runs typically do. We walk you through what your design requires during the consultation.

What counters survive outdoors?

Sealed stone, concrete and porcelain hold up best. We will steer you away from surfaces that fail in UV and marine air.

Can you add a kitchen to my existing patio?

Often yes, if utilities can reach it and the slab can carry it. We assess that at your free in-home consultation.

What size island do I need for a basic BBQ setup?

A basic grill island can be a single run holding just a grill and a small counter, often four to six feet long, enough for one cook and a landing spot for plates. If you want a side burner or storage doors, plan extra counter length so appliances do not crowd each other. We size the island to your appliances and how many people typically cook at once, not a generic template.

Should the outdoor kitchen face the house or the yard?

Most cooks want both: a sightline back to the house so the cook can still see who is at the door, and a clear view of the dining or lounge area so conversation carries. A peninsula or L-shaped island often does this better than a straight run against the house wall. We walk your specific yard before recommending orientation, since fences, pools and shade change the answer.

Do I need a vent hood for an outdoor kitchen?

Open-air kitchens generally do not require the ventilation an enclosed indoor kitchen needs, since smoke and heat dissipate outside. Once you cover the cooking area with a solid roof or enclose it on multiple sides, ventilation becomes a real consideration and sometimes a code requirement. We evaluate that during design if your layout includes any kind of roof or partial enclosure.

Can I add appliances to my outdoor kitchen later?

Sometimes, if the original build left capped utility stubs and extra space in the island for a future grill, burner or fridge. Retrofitting an island that was not planned for expansion usually means opening finished masonry to add a gas or water line, which costs more than building it in from the start. Tell us about future plans during design so we can rough in for them.
