Does the Julian winter freeze affect concrete and paver work?
Yes, and it is the main reason mountain projects need more attention below the surface. Repeated freeze and thaw cycles heave poorly drained or under-compacted base, which is what cracks slabs and shifts pavers. Drainage and base depth get planned for the elevation instead of borrowed from a coastal spec.
Are Julian cabins and second homes worth investing in outdoors?
Often yes, particularly where a deck or a level terrace turns a steep, unusable slope into the part of the property people actually sit in. Scope depends on grade, access and how the property is used through the year, which we confirm on site before writing an itemized quote.

Two situations are quoted differently: an appraisal-style quote on a property you do not own yet, and a quote for an insurance claim, are $350 each, credited in full toward your project if you go ahead with us.
How much does a backyard remodel cost in Julian?

Is there a minimum project size?
Yes. Our projects generally start around $6,000 to $8,000. Below that a full design-build crew is not the right fit, and you would be paying for overhead your job does not need. Ask anyway: for smaller work in the San Diego area we will point you to a handyman we trust rather than leave you without an answer.
Do you provide 3D design and renderings?
Yes. When you sign the project with us, the 3D design and rendering are included at no extra charge, so you can see the space before we build it. If you want the design on its own, it starts at $2,700, and that amount is credited toward the project if you go ahead with us.
What warranty do you offer?
Warranty length follows the material, because different materials wear in different ways: retaining walls 20-Year, aluminum and vinyl 20-Year, pavers 15-Year, artificial turf 15-Year, concrete 10-Year, wood 5-Year and irrigation 1-Year. That is our workmanship warranty on the installation, written into your contract. Ask us what applies to your scope at the in-home consultation.

Do you only build outdoor projects?
Outdoor living is our specialty and the bulk of what we build. We are also a licensed general contractor, so we take on interior remodels: kitchens, bathrooms and flooring. If a project runs from the backyard into the house, it stays with one licensed contractor and one crew instead of being split between two companies.
